The North 160 acres are sprinkler irrigated by wheel and hand lines powered by a 40 hp pump that delivers water through a 10" buried main w/ 8" & 6" buried feeder lines. The south 84-acre parcel is easily & efficiently flood irrigated.

The land is suitable and more than adaptable for conversion to a horse, cattle or buffalo operation with a potential to support up to a 100 head cow/calf operation.  With additional fencing and the addition of portable electric cross fencing it is ideal for a rotational pasture system while still supporting hay production.  This area of the Bitterroot Valley is well known for having been a prized area for homesteading by early pioneers. The owners realized early on that the land was too special to ever be subject to development and as others in the Middle Burnt Fork began to set aside acreage for conservation, they chose to protect their home in the same manner.  As a result the Middle Burnt Fork valley has become one of the most protected areas in the Bitterroot Valley, creating an environment that will forever remain pristine.
