Creeks, Ponds, Water Rights

The Ranch has three year around creeks and a pond in addition to two wells.

All the water for the 160 acres originates from Burnt Fork Creek and is supplied by irrigation ditches. The pump house at the NE end of the property has a 40 hp pump that delivers the water through a 10” main line with 8” and 6” feeder lines. Wheel lines and hand lines irrigates the 160 acres and the South 84 acres is flood irrigated

A man made ditch supplies the water (and brook trout) for the pond. The ¾ acre pond is routinely visited by a wide variety of birds such as nesting Sandhill Cranes, Ducks, Geese, Vultures, Hawks, Owls, Bald Eagles, Pheasant, Quail and Grouse.

A comprehensive water rights report is available from the DNRC upon request.  Water rights are complicated in Montana.  The buyer is advised to have an independent search of these and other water rights.
